• The number of accessible parking spaces

One of the basic ADA requirements for a parking facility is the number of accessible parking spaces. This number is determined by the total number of parking spaces in the garage. For instance, a parking facility with 1 to 25 spaces must have at least one accessible parking space. 

As the number of parking spaces increases, the required number of accessible spaces also increases. Additionally, according to the law, one in every six accessible spaces must be van-accessible so that individuals using vans equipped with wheelchair lifts have enough room to enter and exit their vehicles. 

• The features and size of accessible spaces 

There are specific dimensional requirements that an ADA-compliant parking space must have. A standard accessible parking space must be at least 96 inches (8 feet) wide. A van-accessible space must have a width of at least 132 inches (11 feet) with a 60-inch access aisle or width of 96 inches. The surface of the parking space must be level and stable, free from bumps, cracks and any other obstacles that may affect ADA clearance. The ADA also requires that accessible parking spaces must be located on the shortest accessible route to the accessible entrance of the building or facility.

An ADA-compliant parking space must have marked signage by which it can be identified. The signage should be mounted at least 60 inches above the ground for easy visibility. And for van-accessible spaces, the signage must read “van accessible”. These signs help secure the space for only authorised use and assist individuals with disabilities in identifying where they can park.
